Rental Guarantee The specific home and dates you reserve are guaranteed. If an unforeseen circumstance causes the home to be uninhabitable, Breckenridge Real Estate Company reserves the right to substitute homes.
To Make Your Reservation At time of booking, your initial deposit equal to one half of the total amount is due. The final lodging balance is due 45 days prior to arrival. This includes all taxes and damage deposit. If booking a reservation within 45 days of your arrival, the full balance is due at the time of booking.
Accepted Payment Methods We accept MasterCard, Visa and American Express.
Refundable Security Deposit A refundable security deposit of $500 to $2000, depending on the home, is due before your arrival date. This is required to protect the privately owned home you are renting against damages. The security damage deposit will be returned by a credit to your credit card 30 days after your departure date. The security deposit refund may be delayed if there are damages to evaluate.
Cancellation Policy Cancellations prior to 45 days before Arrival Date will result in the forfeiture of the first payment. Cancellations within 45 days prior to Arrival Date will result in the forfeiture of the Total Rent including taxes (not including the Damage Deposit).
Minimum Nights Minimum 4-night rental required, 7 nights during Christmas and New Years dates. Receive one night free with 7 or more nights (7th Night Free Discount), holidays excluded. Reservations for fewer nights are possible depending on season. A cleaning surcharge will be added for stays of less than the minimum required.
Check-In/Check-Out Check-in is 4:00 P.M. on your arrival date. Checkout is by 10:00 A.M. on your departure date. An early arrival and late departure fee will be charged $100 for each hour.
Pets and Smoking Pets are not permitted in any homes. All properties are NON-SMOKING, no exceptions. Violators are required to pay a substantial cleaning/deodorizing fee.
Housekeeping Prior to your arrival, your vacation home is clean and furnished with fresh linens, towels and supplies. Daily housekeeping is not included, but is available upon request, for an additional fee.
Insufficient Funds Fee $35 service fee per check will be charged.
Maximum Number of Guests Each home has a maximum number of guests which is strictly enforced. Additional guests exceeding the maximum will be charged per person per night equal to the pro rata rate based on the maximum number of guests allowed.
Cleaning Normal cleaning fees are included within the Total Rent. Normal Cleaning takes no longer then six (6) hours. Any additional cleaning due to poor conditions other then normal wear and tear caused by Guests shall be charged a cleaning fee of $30.00 per hour or the total costs of such additional expense.
